Nestled in beautiful Woodland Bay, an extension of the Green Mountains of Vermont that roll into Canada and located in the middle of Lake Massawippi lies Hyggelist Sommerhus, a 2200 sq. ft. 4 season home on 3 levels surrounded by beautiful forest. Situated on roughly ½ acre of land and woods, the cottage is 300 feet from the edge of the Lake, with private lakefront and dock (Kayak and Paddleboard are included). The cozy cottage is located about 150 kms from Montreal in the Southern area of the Eastern Townships, and less than 20 min from the Vermont Border (Derby Line or Beebe). North Hatley and Ayer's Cliff are both only a 10 min drive from the cottage, and Magog and Sherbrooke are only 20 min away. For the Golfing Community, there are multiple Golf Clubs to visit that are very affordable to experience all of the rich nature and views that the Eastern Townships have to offer that are within 10 to 60 min drive from the cottage. For avid skiers and snowboarders, Mt. Orford, Owl's Head, Mont Sutton, Bromont, and Jay Peak are anywhere between 45 min to 90 min away, making it a central place to access 5 great ski areas. Hiking trails and Mountain biking trails are abundant in this area of the Eastern Townships as well, there is never a shortage of activities to do when one is looking to do something different than play on the lake and enjoy the views of Lake Massawippi from the dock. For our Fisherman, Lake Massawippi is well known for hosting an array of species, such as Lake Trout, Brown Trout, Grey Trout, Speckled Trout, Rainbow Trout, Land-locked Salmon, Small Mouth Bass, Large Mouth Bass, Yellow Perch, Northern Pike, Bullpout, and Pickerel just to name a few. Kids fishing off the dock will surely catch fish quite easily!
For dining out (2 award winning restaurants are within 15 min of the cottage) or just visiting a local snack bar, there are multiple choices as well as Farmer's Markets based in North Hatley and Ayer's Cliff that you may want to visit to enjoy the locally grown or raised food that this area of Quebec is known for.
The main floor has a living room with TV and Stereo, cozy Vermont Castings woodstove, dining room, fully equipped kitchen, 1 bedroom with Queen bed. The mezzanine (2nd floor) has a Double Bed and 2 single beds (one double bed and one queen-sized bed) as well as AC if needed. The terrasse level has a closed bedroom with a Queen as well as a play area with TV, Dartboard, and contains an extensive collection of books.
Outdoors has 3 decks, the main one being quite large that has dining for 6 people with a BBQ and views of the lake. As well, a bonfire (wood provided) and hammocks are also available for your enjoyment.

| Wonderful stay at this Lake Massawipi cottage. The location is ideal for exploring the Eastern Townships, with North Hatley and Ayer's Cliff close by, both charming and worth a visit. There's great hiking nearby, excellent golf, and spas like Manoir Hovey if you want a proper treat.
The waterfront is a highlight of the property. It's a short path down between two cottages to a private dock, with easy entry into the water for swimming. The road is quiet, and so is the small cottage enclave, so it never feels crowded or noisy.
The cottage is thoughtfully equipped. We barely needed to bring anything beyond clothes and food. Everything was spotlessly clean and clearly cared for. The kitchen is a pleasure for serious foodies, but it's just as easy to keep things simple with a barbecue and the local ingredients the area has to offer.
Christopher, our host, deserves special mention. Considerate and helpful, close enough to reach in person if we ever needed anything, but not ever intrusive. In practice, the cottage is set up so we rarely needed to ask for a thing.
This is a lovely spot for families, couples, or a group of friends, and dogs are welcome too. We imagine it would be just as beautiful in winter. We'd happily come back.

| Woodland Bay Cottage was like a home away from home for my three week stay. The cottage had everything you might need for a comfortable vacation. If something was missing, Chris, the owner provided it. One very special advantage to the cottage is that the lower level that opens out onto the lawn provided an independent space from the rest of the living areas. We were three adults and one had to work from "home." She was able to do so with ease and privacy. I could see where this possibility for separation would provide renters who are sharing the cottage a way to retreat if so desired.
The private dock on the lake was a favorite place to watch the sunsets as well as to swim and dry off in the sun.
I highly recommend the cottage for anyone who wishes to explore the Hatley region of the Eastern Townships.
